When you make a booking you will receive a booking summary, by email, to the email address you provide on enquiry. This does not form a contract between us. A contract shall only arise when we here at Mill Haven Place personally confirm your booking.  We reserve the right to refuse any booking should we choose to do so. The contract for a short-term holiday rental will be between Mill Haven Place owners (referred to as us or we) and the person making the booking and all members of the holiday party (referred to as, you or your or the hirer) in the following booking conditions. UK law will govern the contract. The contract of hire is not effective until we have received the deposit. The contract will be subject to these booking conditions and must be complied with. The party leader must be at least 18 years of age at the time of booking and the booking form must list names and ages of your party.

Terms and conditions General. 
The hiring contract is between the hirer and the owner of the property, for which the booking is made, and incorporates the conditions set out below.

Payment: Bookings are confirmed on receipt of the non-refundable deposit of 25% of the holiday cost.  Cottages will not be reserved without a deposit payment. The balance of the rental will be due for payment 60 days prior to the holiday commencement date. Non-payment of the balance on the due date shall be construed as a cancellation of the contract by you and we reserve the right to cancel a holiday where payment has not been received 60 days before the commencement date. If the booking is made within 60 days of the holiday start date then the full rental price will be required

Cancellation If the hirer wishes to cancel the booking he/she should advise the owners immediately by telephone, followed by a confirmatory letter, fax or email. Upon receipt of such a letter, fax or email the owners will (but without obligation whatsoever to the hirer) use their best endeavours to obtain a replacement letting. Changes and cancellations to bookings made up to 60 days prior to arrival are without charge. Bookings cancelled within the 60 days before arrival will be charged a non-refundable cancellation fee of 50% of the booking cost of any dates we are not able to re-sell. Bookings cancelled within 30 days will be charged a non-refundable cancellation fee of 100% of the booking cost of any dates we are not able to re-sell. If the owners are not able to relet, the OWNER shall be entitled to retain all payments already made, and to recover, if not already paid, the balance of the hiring charge
. PLEASE NOTE: We do not provide insurance against this or against loss or injury while you are on holiday , therefore HOLIDAY INSURANCE IS HIGHLY RECOMMENDED.  If you are unable to make your holiday please inform us by email immediately so that we can provide you with any written evidence required to enable you to make a claim against your holiday insurance. We are not liable for refunds or expenses you incur in the event we are prevented from fulfilling your Booking as a result of circumstances beyond our control. Such circumstances shall include (but not be limited to) war, terrorism, riots or civil unrest, industrial action, flooding, natural disaster, epidemics, health risks or such similar events (“Force Majeure”).. Customer inability (or the inability of any, some or all of your intended party) or disinclination to travel to and stay at any accommodation properties at Mill Haven Place for any reason. This includes – but is not limited to – illness (including Covid), a requirement or recommendation to self-isolate or quarantine, shielding, a call to jury duty, military service, incarceration, change in personal or work circumstances, family emergencies, accident, injury, travel delays, vehicle breakdown, and delays with public transport. These remain at your risk and do not give rise to a right to cancel or to receive any refund unless we are able to re-let the property, other than according to our standard cancellation terms. You are strongly recommended to take out UK travel insurance to cover these eventualities. If you choose not to take out UK travel insurance, then you accept responsibility for any loss that you may incur due to your cancellation.We recommend that you have adequate holiday insurance in place to cover this.   camping cancellation policy: Changes and cancellations up to 28 days of arrival date are without charge. 28-15 days before arrival: if the site is able to re-let your unit for the dates you have booked, the balance of any nights re-sold will be refunded minus a 10% admin fee, cancellations within 14 days of arrival are non refundable

We reserve the right to cancel a camping holiday at short notice if we are unable to provide a safe camping environment, due to extreme weather conditions, ill health, fire, flooding or any other extenuating circumstances beyond our control. Under such circumstances, your full payment will be returned to you. We cannot accept liability or responsibility for any loss, including consequential loss, caused by cancellation.

Car Parking No responsibility can be accepted for loss or damage to vehicles whilst on the property, or bikes left in the lock up.

Liability No liability is accepted for any loss, damage, sickness or injury, howsoever caused, which may be sustained, during the holiday to the hirer, or any member of the hirer’s party or any invited person, or any car and its contents, or any possession of the hirer or any member of the hirer’s party or guest. please note our driveway is un-surfaced and may not suit very low cars We cannot be held responsible for noise or disturbance which comes from outside the boundaries of the property or which is beyond our control.
We cannot be held responsible for the breakdown of equipment such as, boilers, washing machines or Wi Fi, including the failure of public utilities ie electricity and water.

Breakages Please let us know as soon as possible if any breakage or damage occurs.The hirer is liable for all breakages and damage to the property and must inform the owners as soon as possible. The hirer must pay for breakages and damage before the end of their holiday.

Housekeeping / Damage Deposit For short breaks, Christmas and New Year bookings the owners may require the hirer to pay a refundable housekeeping / damage deposit. If this applies the owner will notify the hirer of the amount and the date when this is payable The owner shall be entitled to deduct from this deposit the cost of remedying any breaches of your obligations ie; if during the Hire Period there are any breakages or damage to the Holiday Accommodation or any items otherwise need replacing or if after the Hirer has vacated the Holiday Accommodation this requires cleaning beyond what would be reasonably expected; If after deducting these costs any part of the Security Deposit remains this shall be returned to the Hirer. Security deposits will be returned seven days after your stay.

Pets Visitors are allowed up to 2 dogs by prior arrangement but must not be left unattended in your accommodation. Visitors must make sure their pets do not cause damage to property, be left alone at any time, go upstairs, in bedrooms or to get onto furniture. This is on the express condition that the pet owners are responsible for any extra cleaning that may be required, either in the property or the grounds. Any extra time that needs to be spent by the housekeeper on cleaning, washing or waste removal caused by the presence of pets will be chargeable. Pets must have their own blankets to protect the floor coverings at all times. Owners and their agents, reserve the right to insist upon the removal of animals in the event of a breach of these. No puppies or young dogs under 1 year old. No cats. Dogs must be wormed and be protected from ticks and fleas.

Towels The towels provided are for use in the Cottages only, please do not take them to the beach or use them in the garden. There is a washing machine . If you are washing the white towels please do not wash them with other colours.   .

Booking conditions Once your deposit is paid you have entered into a contract with Mill haven Places and you are bound by our T&Cs and agree to the following: a) To complete and adhere to the information given on your booking enquiry.  Once your deposit is paid your booking is considered definite and you are bound by our T&c b) To pay your balance on time.  If your balance is not paid on time you are in breach of contract.  Your holiday will be cancelled and your deposit forfeited. c) To advise us of immediately of any breakages, losses or damage caused by you to the property or its’ facilities, the cost of which may be deducted from your security deposit d) To take all reasonable care of the property and its’ facilities and leave it in a clean and tidy condition at the end of your holiday. You will be responsible for any additional cleaning costs (if incurred) which may be deducted from your security deposit. e) To inspect the property on arrival and inform us of any problems with the facilities within 12 hours of your arrival. f) To permit us reasonable access to the property to carry out urgent maintenance. g) Not to sublet or share the property except with the persons included on the booking form or subsequently included by agreement. The maximum number of persons allowed at the property must not be exceeded. We reserve the right to terminate hire without notice and without refund where this condition is breached. h) Not to do or omit to do something which may be or become a nuisance to neighbouring holiday accommodation or properties.

Our Rights:
We reserve the right to revoke or refuse prior to, or during the stay, any booking from parties which we consider to be unsuitable for the property”

No subletting is permitted. The owners reserve the right to charge for cleaning if cottages are left dirty. The cottage will have been thoroughly cleaned prior to arrival and tenants are requested to leave it in a like condition. To pay for any breakage’s losses or damage to the property before departure; Tenants must not smoke in the property and not light candles in the property  

The agreement to stay in the property for the holiday period, does not create the relationship of Landlord and Tenant between the parties. You shall not be entitled to a new tenancy, or to any assured short hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or at the end of the holiday period.

Arrivals and Departures Time is required between tenancies in order to clean the house before the tenants arrive. Occupation of the cottage will be given at 4 pm on the first day of the let. The cottage must be vacated by 10 am on the last day of the let. An extra day’s rent may be charged if the tenants do not leave on time. The maximum number of persons allowed at the property is agreed at the time of booking, and must not be exceeded (Owners reserve the right to terminate the hire without notice and without refund in case of breach of this condition).

Non availability of property. If for any reason beyond the agents or owners control, the cottage is not available on the date booked, all rent paid in advance will be refunded in full. The hirer shall have no further claims against the owners or their agents.

Communication – GDPR To make a booking we will need to collect and process personal data, we will require your full name and address a landline, mobile number and e mail address. Occasionally we would like to send you by email or post, some information about Mill Haven Plaes including special offers, late availability and events in the area. We will ask for your consent to add your email to our mailing list.  You can unsubscribe at anytime.Your details will not be passed onto third parties.
